VAIL, Colorado — Lottery applications for two deed-restricted homes under construction in Vail are now available.
The price for Unit A of the Arosa Drive duplex in West Vail is $395,000, and Unit B is $405,000. Each half of the duplex has three bedrooms, two-and-a-half baths, a mud room, attached two-car garage, approximately 1,600 square feet of living space, a vaulted ceiling in the living room, gas-burning fireplace and forced air heat.
Floor plans are available at vailgov.com. The homes are Leadership in Energy and Environmental Design certified, ensuring the highest degree of environmental construction and operation. The town will conduct an open house at the duplex Dec. 15, from 11:30 a.m. to 12:30 p.m., for interested buyers. No appointment is necessary. The site will otherwise remain closed to visitors due to safety concerns while construction continues.
Application packets for the housing lottery are available at vailgov.com or may be picked up from the Community Development Department office at 75 S. Frontage Rd. Applications are due by Dec. 21 at noon. Applicants will be placed into tiers based on the number of years working and living in Eagle County. Priority will be given to those living and or working in Vail.
If needed, a lottery drawing will be conducted at 5 p.m. on Jan. 13, 2010. Applicants or an applicant's representative must be present at the start of the lottery to be eligible for the drawing.
Per the town's deed restriction, priority will be given to applicants with a minimum family size of three, plus meet the following basic eligibility requirements:
• applicants must currently own no other residential real estate in Eagle County, or it must be a town of Vail price-appreciation capped employee housing unit
• the residence must be used as an owner-occupied primary home
• applicants must be employed at an Eagle County business and must work a minimum of 30 hours each week over the course of a year and continue working that same amount until the sale of the property or retirement
• 75 percent of the applicant's total income must be earned by working at an Eagle County business
• applicants must agree to a resale cap of 3 percent annual appreciation
The Arosa Drive Duplex project was initiated by the Town Council in March 2009 and will be completed by June 2010. The property was acquired by the town in 1995 as part of a land exchange with the U.S. Forest Service. The town will retain ownership of the property by making the land available to the owners via a 99-year lease with an annual payment around $10 per year for each home.
