GYPSUM, Colorado — It is moving day for the Barrett family in Gypsum, Colorado.
0088 Stratton Circle — a single-family home in the Stratton Flats development— will soon have family pictures hanging on the walls, drawings and report cards posted on the refrigerator and toys covering the floors.
Amber and Greg Barrett and their two sons Keean, 7, and Caleb, 2, are moving from their townhome in Miller Ranch, an affordable housing development in Edwards, to Stratton Flats, an affordable housing development in Gypsum.
:We grew out of the townhome,” said Greg. “And we are impressed with the building of Stratton Flats.”
Stratton Flats, a development located just west of the airport, is a mix of deed-restricted and free market condos, townhomes and single-family homes. The project is a partnership between the town of Gypsum, Meritage Development Group, and Eagle County. A third of the homes are free-market, a third are deed-restricted under Gypsum’s terms, and a third are deed-restricted under the county’s terms.
Although Stratton Flats’ properties have been on sale since July, the Barretts are the first family to obtain a loan and move to the development.
“It hit at the wrong time,” said John Patrick, managing director, of the downturn in the economy. “But now the banks are loosening up.”
Greg, a supervisor at ECO transit and Amber, an employee of Bishop Orthodontic, said they had no issues getting a mortgage.
“We had an awesome team of people working together to help us,” said Greg.
Now the Barretts can’t wait for other families to get loans and to start moving into the neighborhood. Block parties and barbecues are on the Barretts’ minds.
“I am excited for neighbors I can borrow sugar from,” said Amber.
Andy Forstl, Stratton Flats sales manager, is optimistic that soon Amber will have many neighbors’ doors to knock on.
“Actually having a closing was a big hurdle,” said Forstl. “But traffic is up now and springtime should get even better.”
In the meantime, before neighbors arrive, the Barretts have a lot of unpacking, decorating and exploring to do.
Keean is excited to have a bigger room to decorate the way he wants and to explore Gypsum’s motocross and dirt biking trails. Amber is thrilled to have a backyard for Caleb to run around in.
“And not sharing walls with other people is a bonus too,” said Greg.
Prices for Stratton Flats deed-restricted residences begin at $171,000 for condominiums, $300,500 for town homes, and $343,000 for single-family homes. Free-market residences start at $344,000 for townhomes and $394,000 for single-family homes.
