AVON, Colorado — The Traer Creek property that is home to Wal-Mart and The Home Depot is for sale, according to a listing with agent Jones Lang LaSalle.
The property, owned by Swedish shipping magnate Magnus Lindholm, is part of the Traer Creek Shopping Plaza in Avon.
The Jones Lang LaSalle listing shows the property as being a fee simple interest sale — an absolute ownership of real property — “in a 100 percent net leased retail asset in the heart of the Vail Valley.”
The two stores combine for about 305,000 square feet, with a remaining term of more than 18 years on their primary lease obligation, according to the listing, meaning the new owner would take over as the new landlord for Wal-Mart and The Home Depot.
Neither Lindholm, who is in Europe, nor his sons could be reached for comment about what brought on the decision to sell the property. The town of Avon couldn't provide any comment on the potential sale and what implications it could have because of pending litigation with Traer Creek.
In a trial scheduled to begin Oct. 31, the town of Avon is suing the Traer Creek Metropolitan District, claiming the district owes more than $3 million for municipal services and reimbursement of sales taxes the town lost when the town's original Wal-Mart closed and moved to its current location.
Traer Creek also is suing the town over a disagreement involving Traer Creek Plaza. Traer Creek's Michael Lindholm, son of Magnus Lindholm, said Traer Creek LLC wants to develop the property and add more retailers but the town is preventing it.
