There hasn't been any mobilization at the 88-acre Eagle River Station site east of town since voters approved the development last spring, but this week ERS developers said they are actively working on the project and hope to break ground on a new Interstate 70 interchange in 2014.
Eagle River Station is a commercial/residential project proposed by Trinity RED Development headquartered in Kansas City, Mo. The 88-acre site is located south of Interstate 70 and north of U.S. Highway 6 on the east end of Eagle. The ERS proposal will include 582,000 square feet of commercial space and 250 rental units in its first phase, along with the new east Eagle I-70 interchange and improvements to U.S. Highway 6 and Chambers Avenue. A second phase of the development calls for up to 150,000 square feet of additional commercial space and another 300 rental units. Last May Eagle voters approved the plan during a special referendum, a flip-flop from a 2010 vote when voters rejected the plan.
"Our team of professionals at Trinity/RED Development are actively working on the many aspects of putting a project of this magnitude together," said Jeff McMahon of RED development. "Many of our associates have been in town - meeting with town staff, engineers and land owners in the area, as well as prospective tenants."
McMahon said that the top priority for ERS is project leasing.
"Leasing is the lifeblood of any retail development and ERS is no different. We continue to work with great tenants and are having much success filling up our project," said McMahon. "We continue to reach out nationally to tenants that would be new to the area and that now have an interest in coming to the valley."
McMahon said Trinity/RED is not currently in a position to offer any formal tenant announcements.
"We hope to announce some key ones in the near future," he said.
McMahon added that Trinity/RED is working on other project components that are part of the critical path to opening Eagle River Station, most particularly the design of the I-70 interchange and other off-site and on-site improvements. He said survey work for the interchange is complete and Trinity/RED is moving forward with the design of the public facilities this spring.
"Due to the time it takes to get all necessary designs complete and approvals from the approving agencies, we don't anticipate that we will break ground on the interchange until 2014, which could allow for a 2015 completion date at the earliest," said McMahon.
"We continue to get great support from the residents of Eagle and the county, with lots of calls and questions about how the project is progressing," McMahon added. "It's important for people to understand that it takes a lot of time and effort to put a project like this together and much of that effort is done out of the public eye. The project is on schedule and moving forward as promised with great anticipation for its completion."
