An open house on Saturday will showcase the improvements being made at the Eagle Villas Apartment Homes, which are under new management.
The complex is at 405 Nogal Road in Eagle and the open house is from 11 a.m. to 1 p.m.
The Eagle Villas is a rent-controlled, affordable housing complex that opened in 1995. Thirteen of the 120 units are currently available.
"Before Sandalwood Management took over (in December), we lacked a big budget," said Eagle Villas Community Manager Edith Reyes, who worked for the previous owner as a leasing agent. "There was only one owner before and now this is owned by a corporation, which has more resources. Now we have nice, great improvements. Sandalwood is really big on fixing problems right away. Before, it took longer to fix things."
One of the advantages Sandalwood Management provides is 24-hour emergency maintenance.
Sandalwood President Joel Ospovat said the current improvements include a playscape, seal coating the parking lot, fixing garages and upgrading the apartments as warranted and as units become available.
"We want to deliver a product that is modern and new," Ospovat said.
The Eagle Villas are on the north bank of the Eagle River, next to the bike path and a city park.
"Properties like this, in a market like this, with a location like this, should have a waiting list," Ospovat said.
Reyes said the Villas are generally occupied by families.
"We have a lot of families here," she said. "These are long-term residents."
Ospovat said the rental rates are approximately 20 percent less than the average market rate in Avon.
Rates for affordable housing are determined on a sliding scale that factors in the income of a family or individual. For example, a three-bedroom, two-bathroom unit that rents for $948 per month is available to a person making no more than $27,270 per year or up to a family of eight making no more than $51,435 per year.
The available units are either an 874 square-foot space with two-bedrooms and one bath, or a 1,065 square-foot space with three-bedrooms and two bathrooms. There is a deposit of $200 or $300, respectively, but the first month is free.
