Survey crews on site prompt ERS queries

When some Eagle-eyed local residents spotted a survey crew out at the Eagle River Station property last week, questions began to fly about movement concerning the commercial project.

But according to Jeff McMahon on RED Development, the crew was likely there as part of on-going preconstruction efforts regarding the Interstate 70 interchange planned at the site.

“We are working with Colorado Department of Transportation and the Federal Highway Administration on the interchange design which continues to be on the critical path for the timing of ERS,” said McMahon. “I wasn’t aware the surveyors were on site at that time but I’m sure were probably sent there by Martin and Martin who is our civil engineering firm out of Edwards.”

The last big announcement regarding ERS happened in September, when RED Development stated that it was proceeding with its interchange design. The company has hired Martin/Martin Consulting Engineers to lead the design effort for the East Eagle Interstate 70 interchange. In September, RED Development said that Eagle River Station construction is slated to launch by May 2015.

Last September, McMahon said the interchange announcement marked the first big milestone since the Eagle River Station election in 2012.

In the spring of 2012, Eagle voters reversed an earlier denial and approved the Eagle River Station plan. Eagle River Station is a commercial-residential project proposed by Trinity RED Development, headquartered in Kansas City, Mo. The 88-acre site is located south of I-70 and north of U.S. Highway 6 on the east end of Eagle. The Eagle River Station proposal includes 582,000 square feet of commercial space and 250 rental units in its first phase. A second phase calls for as much as 150,000 square feet of additional commercial space and another 300 rental units.

By committing dollars to proceed with the interchange design, McMahon noted RED was signalling success on the leasing front.

“We continue to work to make this a great project,which means negotiating with potential tenants,” he said in an interview this week. “While we do that, next month is the ICSC, which is the convention for shoppping center tenants and developers. We hope to continue to gain traction at the convention with ERS.”
