Last December when Rocky Mountain Pure first proposed a retail marijuana operation in Eagle, its application called for a $5 million, 92,850 square foot facility touted as “the nation’s premier retail marijuana destination.”
The proposal the Eagle Town Board will review next week is markedly different — reduced to 28,000 square feet with several aspects of the original plan axed altogether.
“The applicant certainly listened to the concerns and feedback that they heard from the Eagle Planning and Zoning Commission and the community,” said Dominic Mauriello of MPG, the planning consultant for the revised proposal. “After meeting with staff and bringing MPG on board to assist, we came up with this drastically revised plan that complies 100 percent with the town’s code.”
What remains the same is that Denver-based Rocky Mountain Pure is proposing a marijuana retail sales and cultivation at a facility on Chambers Avenue, in an area the town has zoned for such operations. Originally the plan called for a five-acre site.
The plan no longer includes a 45,000 square foot greenhouse cultivation facility, coffee shop, or a prohibition facility. The new proposal trims the indoor cultivation facility from 22,500 square feet to 20,000 square feet and reduces the retail sales area from 6,000 square feet to 2,000 square feet.
In its formal special use permit application to the town, Rocky Mountain Pure states that its revised application is a 72 percent reduction from the proposal reviewed by the Eagle Planning and Zoning Commission. On Jan. 21, the planning commission approved the application with the stipulation that the town board would set the appropriate site for the facility.
“This reduction in the proposal is a direct result of the input received from the Planning and Zoning Commission, town staff, and the public. The revised proposal still results in a significant investment in the town of Eagle. The proposed facility is very compatible with the bulk and scale of the other buildings in the area. It is very common place in the Chambers Avenue area to find large warehouse facilities with attached retail or office storefronts. By way of comparison to the size of this facility, the CenturyLink building is approximately 22,000 sq. ft. in size and the Carpenters Union building just down the street is approximately 18,000 sq. ft. In terms of retail floor area, the Loaf N’ Jug is about 1.5 times as large as is being proposed with a floor area of 3,500 sq. ft. The proposed facility fits in to the scale of development within this commercial and industrial area of the town,” states the project application.
The town board will debate the special use permit request from Rocky Mountain Pure at its next meeting, scheduled Tuesday, May 13.
