New lofts planned for Avon

AVON — Riverfront real estate is at a premium in the Vail Valley, but new opportunities are on the horizon. On Thursday, Slifer Smith & Frampton Real Estate unveiled Brookside Park Signature Lofts, a new offering of 16 lofts located on U.S. Highway 6 in Avon.

The last new construction in Avon was the Westin Riverfront Resort & Spa in 2009. The 16-residence Brookside Park Signature Lofts is located on the river, and it features open, spacious floor plans — the average two-bedroom unit will consist of approximately 1,500 square feet — and large windows with riverfront views.

‘True Riverfront Living’

“We’re excited to launch these new riverfront lofts to the public,” said Molly Griffin, broker at Slifer Smith & Frampton. “True riverfront living is such a rarity in the valley and new construction is hard to come by. We think buyers will also be drawn to the well-designed floor plan each loft offers and the modern finishes selected by Slifer Designs.”

The LEED-certified Brookside building, which was a mixture of residential and commercial space, will become completely residential but will retain some of its character.

“Our design honors the fact that it was an office building in the expression of the structure,” said Frank Navarro, managing principal of Navarro Lowrey, Inc., the project’s developer and the building’s owner. “While we’re transforming the LEED-certified project, we’re allowing the structure to remain. It’s going to be very urban, very lofty.”

Finishing Touches

Adding to the modernity of the project are the finishes from Slifer Designs and the amenities offered. Each Signature Loft features a gourmet kitchen, gas fireplace, well-appointed bathrooms, oversized bedrooms, high ceilings, plus generous storage and laundry areas. Other property amenities include an expanded fitness center with new, upgraded equipment; a private park (currently a parking lot); heated pool and hot tubs overlooking the Eagle River; covered parking; individual storage areas and an owner ski room with private, individual lockers.

“Inventory in the valley is at its lowest level in years and all signs indicate that our market is continuing to steadily improve.” Griffin said. “This is a terrific opportunity for buyers to purchase a brand new property at a great price.”

Constructions Starts in 2015

Brookside Park Signature Lofts will consist of 16 units; floor plans will vary from two-bedroom or two-bedrooms plus a den to three-bedrooms or three-bedrooms plus a den. List prices start around $600,000 for a two-bedroom unit. Construction will begin in 2015 with a target completion date of 2016.
