Avon 21 project denied

AVON, Coloado ” A planned redevelopment of a large chunk of east Avon,Colorado, including the Christy Sports building and the Avon Annex was rejected by the town council.

The Avon 21 project proposed leveling the existing buildings and creating a new, pedestrian friendly center of retail, offices, restaurants, spa facilities, lodging, homes and public plaza space.

It was introduced to the town’s planning and zoning commission in February, debated in several meetings, and eventually got a 5 to 1 thumbs down from the commission in August. Both town staff and the commission asked the Town Council to deny the application.

Members of the commission said they saw a lot of good things about the development ” but there was too much uncertainty. They told the developer the buildings were too tall, especially compared to other buildings in the area, that there wasn’t enough affordable housing and that they were concerned about obtaining water rights.

Several commissioners said they didn’t see the development change at all in response to their concerns. Town staff said they were missing too many important details about the project to recommend approving it.

Developer Brian Judge, representing Orion Development, told the council he hadn’t heard adequate direction from the commission and wasn’t given feedback on what exactly was needed to make his project work for the town.

It’s up to the development company now to decide if it wants to try again, which would involve submitting a new development application and fees.
