Club at Cordillera sales building momentum
EDWARDS — With the ski season in its busiest period in the Vail Valley, home sales, home site sales and club memberships at The Club at Cordillera are all seeing positive momentum not seen since pre-downturn times in 2010.
“The two most positive trends we are seeing are that Cordillera’s inventory is reduced throughout all of our locations, down 25 percent since last year. Yet there are still tremendous values in both lot and home sales,” said Patti Brave, branch broker for Slifer Smith & Frampton real estate. “We have sold homes this year in the $3.5 to $3.9 million range, which did not happen last year. Further, we have five homes under contract for closing next month. And the costs per square foot are just starting to move upwards.”
“The reasons for momentum are many,” Brave added. “Troon Prive, the new golf management company for the three courses at Cordillera, is doing a magnificent job in the operation of The Club at Cordillera and the Timber Hearth Grill. Already, they have announced that all courses will be open this summer and the Timber Hearth is getting rave reviews for the uptick in service and cuisine. The word is spreading.”
Mike Henritze, general manager for Troon Prive at The Club at Cordillera, said since taking over the management last year, the sales team has sold nearly 400 memberships, with continued interest as ski season winds down and golf season ramps up with a scheduled April 18 opening date at The Club at Cordillera Valley Course.

The community of Cordillera saw 71 real estate transactions in 2013, compared to just 40 in 2012.
“Traditionally, January and February are slower sales months, but Cordillera is bucking that trend this year,” Brave said. “Already this year, we’re trending better and the home values are still exceptional in comparing size, price per square foot and the enhancements of The Club at Cordillera, which most buyers are certainly considering or have purchased. When sales are trending upwards and inventory is trending downwards, that speaks to consumer confidence.”
