Senior care center hope to begin site work June 1
A veritable mountain of paperwork is all that stands between construction crews and the empty land located at the intersection of Capitol Street and Sylvan Lake Road.
Eagle County officials hope to scale that bureaucratic peak during the next three weeks and begin building the long-anticipated Castle Peak Senior Care Center by June 1.
Last week, the Eagle County commissioners launched the paperwork expedition by approving three resolutions that appointed representatives to the Eagle County Housing and Development Corporation and then invested those representatives — Commissioner Kathy Chandler-Henry, county housing director Jill Klosterman Schreiner and county finance director John Lewis —with the authority to sign final documents associated with the project. Their pens will be busy, with at least 27 legal documents — ranging from a final plat to various easement agreements — queued up for approval before the project commences.
Castle Peak Senior Care is a 64-bed skilled nursing and assisted living senior care facility proposed in Eagle at a 5-acre site the county owns, located immediately north of Brush Creek Elementary School in the Eagle Ranch neighborhood. Augustana Care, a Minnesota-based nonprofit organization that owns and manages 23 senior care projects, is partnering with Eagle County to build the project. Once the facility is built, Augustana will be the care center manager.
The estimated $23.4 million, 62,000-square-foot project will include 22 skilled nursing beds, 20 assisted living apartments, 12 memory care beds and 10 transitional care units.
“The agreements that we do today will help Eagle County and the housing corporation continue to prepare for closing,” Schreiner said.
‘ALMOST TO THE FINAL HOUR’
She noted the clock is ticking and the goal is to complete the required paperwork in the next couple of weeks.
“There has been a lot of hard work on this project and we are almost to the final hour,” said Commissioner Jill Ryan on Tuesday.
A United States Department of Agriculture Rural Development loan is providing the financing for the project together with a $1 million commitment from Augustana and the county’s land donation. Additionally, a capital campaign launched last year generated in excess of $4.4 million in private and business donations.
The Weitz Company, headquartered in Denver, has been selected to manage construction for Castle Peak Senior Care Community and Alpine Bank is the construction lender.
