Five Breckenridge buildings to be renovated simultaneously

BRECKENRIDGE, Colorado ” The Village at Breckenridge has approved a $19 million refurbishment of its five buildings to begin in 2010.
The structures’ “70s-type feel” is in need of an update, said Tony Wait, the Village Homeowners’ Association general manager.
“It was time,” he said. “I think it was running second for the ugly award in town.”
The mansard roofs and reddish-orange color of the structures, as well as the fact three of them don’t have fire sprinklers, are among the reasons for an update. The buildings will get new roofs, decks, windows, railings and more, Wait said.
The “skins” of the buildings will be improved, though the decision for colors isn’t final.
He said the theme will be “mountain elegance with historic features,” and the existing Plaza III building will have a clock atop the elevator shaft.
The ground level will be transformed “so it will look like a village,” though the plans include keeping the Welsbach-style lights noticeable throughout the town.
The first floor of all the buildings will be stone, and storefronts and lighting under the eaves will also receive improvements.
Four of the five structures will be renamed as Fourteeners ” such as Wetterhorn and Blanca ” with the other changed to “Peak 9 Inn.”
“A plaza is not a building. A plaza is a plaza,” Wait said regarding the present building names, which don’t fit their definition.
The Village includes some 235 residential and 28 commercial units. The residences range from about 386 to 1,800 square feet.
The project will cost property owners an average of $76 per square foot, Wait said.
The Village buildings were constructed between about 1979 and 1984.
Breckenridge town manager Tim Gagen said there’s been a trend the last few years for aging developments to “freshen up buildings.” A lot of activity of that sort has happened in Vail as part of its so-called “billion-dollar Renaissance.”
“This year, I’m not sure how many will move on that,” he said, alluding to a struggling national economy.
Wait said the decision to approve the project came as an “inspiration” and that reports of a possible 15 to 20 percent lower labor and construction cost ” along with cheaper loans ” are reasons to be optimistic despite the economy.
“The price could come in much less” than $19 million, he said. “We have a vision, and we have a plan.”
He said planning for the project started about two years ago. Since 2004, about $3.5 million in improvements to areas such as the parking garage have occurred.
The project construction is to begin in April 2010 and be complete in eight months, he said, with the five buildings being improved simultaneously.
Wait said the aim is to “rip the Band-Aid off, get it done in one year and get on with it.”
The HOA voted “overwhelmingly positive to go forward” with the project on Jan. 31, and it’s expected to go out to bid this April.
“It’s happening ” no question,” Wait said.
The project is hoped to make the Village area more vibrant, attracting more restaurants such as Taddeo’s Italian Restaurant, which recently moved to one of the Plaza buildings.
Wait said improvements to the central deck area have been considered, but aren’t included in the project price.
