June posts best real estate month this year

EAGLE COUNTY, Colorado – May and June have been the best months for real estate sales so far this year, but the totals are still way, way down from previous years.
According to the monthly report from Trevor Theelke at Land Title Guarantee Co., more than $95 million worth of real estate changed hands in June, the best sales month so far. There were 78 sales, one off 79 sales completed in May. The average sale price for the June sales was just more than $1.2 million.
Eagle and Gypsum accounted for more than 37 percent of all transactions in June.
So far this year, the areas with the largest number of transactions are Eagle, with 50 transactions, and Vail Village, with 40 transactions. Eagle and Vail Village account for more than 25 percent of all transactions so far in 2009.
Properties selling for less than $500,000 made up more than 50 percent of the June transactions in Eagle County. But sales of $2 million or more accounted for 55 percent of the sales volume. The highest-priced residential property sold in June was in Mountain Star, selling for $15.5 million. Cordillera had the largest sale of the month at $21.2 million.
