More repairs at the Arrabelle in Vail

VAIL, Colorado – Vail Resorts Development Co.’s Arrabelle development in Lionshead opened in early 2008, and the project is already undergoing its second major repair in less than four years.

The water proofing in the heated decks at the hotel and condominium development has failed, town of Vail Construction Coordinator Leonard Sandoval said.

“It’s going to be a multi-year process, because they’re only allowed to do the work in the summer, spring and fall,” Sandoval said.

In August 2009, a year and a half after the Arrabelle opened, a faulty roof caused the need for the building’s first major repair. Vail Resorts Development Co. had to replace about five rows of clay tiles with copper roofing around the perimeters of each of the four Arrabelle buildings.

The clay tiles had been falling off, including one tile that Sandoval said fell and hit a person in 2008.

Sandoval said the water proofing work, which is contained to the Arrabelle plaza for now, has a construction fence and a man lift, with minimal disruptions to the area. There is sometimes a concrete truck that needs to come in to pour concrete, but for the most part the disruption isn’t too bad.

As for the coming years, Sandoval said he’s not sure.

“They have yet to determine how many decks need to be replaced,” Sandoval said. “Every year they’ll come up with a number and try to get those done. … In the coming years, if more decks fail or need attention, then obviously it will affect people in the Lionshead mall.”

Vail Resorts Development Co. spokeswoman Kristin Kenney Williams said the work on the decks under construction now is expected to be finished prior to ski season.
