New homes approved for Edwards area

EAGLE ” Kirk Aker and his neighbors are worried.

They’re worried that a new 11-home subdivision in their Edwards neighborhood will damage the gravel road to their houses, which can be a teeth-rattling ride now.

And they’re worried that getting onto Highway 6 from their street ” Bull Run, at the eastern edge of the Edwards Business Center ” will become even more difficult than it is now.

Aker and the other homeowners in the South Forty subdivision are also worried that the new homes will affect their neighborhood and its property values.

Despite those worries, the Eagle County Commissioners voted 3-0 Tuesday to approve the 11-home development, called The Bluffs at Edwards.

This project, which will put 11 homes on less than half of a 7.5-acre piece of land, is far smaller than the so-called Loftworks project for the parcel, which the commissioners turned down in April of last year. That plan would have put 20 townhomes on the property. Half of those homes could have had on-site businesses.

Neighbors complained loudly about the plan, especially its effect on the roads leading to it. The Bluffs comes with much less traffic and fewer homes. But neighbors continued to object.

“We’ve always felt that one home per acre would be appropriate,” neighbor Jan Wezwick said. “That’s what’s there now.”

There were also worries about the intersection of Bull Run and Highway 6. “This project will feed onto Highway 6, and it’s difficult to get on the highway now,” Bill Wezwick said.

Despite those objections, the project went through, primarily because it fits within the county’s land use rules, or zoning code.

“This is the final step of a process that began 29 years ago when the property was zoned,” said Tom Braun, the land planner for the project. “There’s no change in zoning, land use or density. It uses existing water, sewer and roads.”

While the commissioners approved the project, they did require the developers to maintain the existing road before it is paved. That paving will take place once the heavy work is done.
