The future looks bright at 2159 Eagle Ranch Road

A home of visionary design and quality will break ground this February in Eagle Ranch. It will be another labor of love for Alex Kendall Mintling, builder, and owner of Plumb Kendall Construction.

“We aren’t building for the masses. As a spec builder, if you build for everybody, you build for nobody. Our niche is what I like to call ‘warm mountain contemporary.’ I put heart and soul into what I do. Whoever buys a Plumb Kendall home will get a great home because I use the best of everything and I have an obsession with quality. It’s more than a house I’m building, it’s a piece of art and it’s there forever,” Mintling said.

Everything about Plumb Kendall homes are painstakingly designed, beginning with where the home is placed on a piece of property. The thought, analysis, and perfected design is done before one shovel goes into the ground to avoid what Mintling refers to as “the fatal flaw.” This would encompass such irreparable, or at the very least incredibly expensive, decisions such as placing a steep, unheated driveway on the north side of the home, or having a cherished view eliminated when a house next door is built. It involves spending the time and doing your homework up front, thus the potential issue is overcome before an owner has to live with the problem.

Scheduled for the family to enjoy the 2006 holidays in front of a roaring fire, this Eagle Ranch home, this “piece of art,” begins with the land. The home will be built on a carefully chosen lot and be placed very strategically upon that property. The property, almost one-half acre, is a corner lot, bordered by one of the community’s lovely pocket parks. There is easy access from Brush Creek, yet a sense of privacy from the mainstream. The property is adjacent to the Eagle Golf Course’s holes four and five tee box, which, due to the careful planning, will always be an unobstructed view. Views of Castle Peak, also unobstructed and well-planned, will be incorporated into the home as will views of the Flat Tops. Behind the future home is a picturesque farmhouse, still occupied, that is decades old. This will always be a delightful setting and that is not by chance, but by design.

Working with architect Karl Krueger, Plumb Kendall is designing this home on 2159 Eagle Ranch Road in what they refer to as “mountain contemporary” design. This reflects clean lines, warm trim, and a little Frank Lloyd Wright. When the home is complete it will be very similar in nature to a home recently built by Plumb Kendall in Eagle’s Eby Creek community, providing a completed example of the style of the future Eagle Ranch home.

While the land itself satisfies the requirement of location, location, location – the home itself is floor plan, floor plan, floor plan. The home will have 5,539 square feet of livable space. An oversized two-and-a-half car garage consisting of 806 square feet will have in-floor heat and be finished out to the point that it will be “nice enough to live in.” This five bedroom, five-and-a-half bath home will have two levels and also a large, below-grade basement.

There will be two master suites, one on the main floor and the featured master on the second floor complete with an expansive privacy deck. All of the bedrooms will be a substantial size.

The main level, with its greatroom floor plan, will have a kitchen with granite countertops and all of the other bells and whistles. It will be complete with DCS dual-fuel appliances, six-burner gas stove top, and a work space wired for internet and computer work that will be “tucked” away but not “out” of the way.

Two laundry rooms have been thoughtfully included for complete convenience.

The builder is a believer in quality space as well as quality construction. With this focus, many exclusive features have been included in the plans for this lovely, unique home. The home will be prewired for surround sound and independent volume control will be located throughout the home. It will be fully networked for phone and data. There will be a water softener system. There will be in-floor radiant heat and, for year-round comfort, central air-conditioning.

Extensive and expansive decks and patios will provide access to outdoor living at its most comfortable. They, too, have been thoughtfully designed to accommodate an adequate amount of furniture, enabling the owner to create a true living space for family and friends.

The landscaping will be extensive, incorporating xeriscape along with mature and lush mountain greenery. There will be an irrigation system for carefree maintenance.
