Scott N. MillerVail, CO, Colorado

Compared to last year, the first quarter of 2010 was a great time for real estate sales in the Vail Valley. On the other hand, last year was a bad one for the local real estate business.According to the latest report from Land Title Guarantee Company, there were almost twice as many sales in the first three months of 2010 than the comparable period in 2009, and the dollar volume was more than double that for the first quarter of last year. For March, the dollar volume was the highest single-month figure in more than a year, and the number of units sold – 102 – was the highest since October of last year.A good number of those units – 14 – were at the Westin Riverwalk Resort & Spa in Avon. At the top end of the market – sales of $5 million or more – nine properties sold. The high-end properties boosted the average sales price in Eagle County to nearly $1.3 millionOf all the residential transactions, 49 were for $1 million or less, and most of the sales were in condo and townhome complexes. For March, 17 bank-owned properties sold for a total of $13.5 million.
