Vail Valley real estate sales in January much higher than first month of 2009
Sales at the Westin Riverfront Resort & Spa and the sale of Gypsum’s Cotton Ranch golf course boosted the Vail Valley’s January real estate sales numbers.According to a monthly report from Land Title Guarantee Company, there were 79 sales in January of this year compared with 46 sales in the first month of 2009. The dollar value of the January, 2010 sales was more than $86.8 million. The dollar value for January of last year was more than $40.4 million.The sales numbers were driven by 19 closed sales at the Westin.As is often the case in the local real estate market, most of the sales were at one end of the market, and most of the dollar volume came at the other.The under-$500,000 end of the market accounted for the biggest share of total sales. But sales of $2 million or more made the biggest contribution to the bottom line. January had four sales of $4 million or more, with the highest sale price – $5.75 million – at the Arrabelle at Vail Square. Those big sales boosted the average price for a single-family home to nearly $1.7 million.
