Vail zoning discussions continue Aug. 21

VAIL, Colorado – The Vail Town Council will resume its review of a proposal to establish a new zone district, the Vail Village Townhouse District, at its Aug. 21 afternoon work session and evening meeting. Meeting agendas and meeting times will be available on the town’s website at http://www.vailgov.com on Aug. 17. Both meetings will include opportunities for public comment and will be held in the Vail Town Council Chambers.
The proposed Vail Village Townhouse District applies new development standards and design guidelines to any future redevelopment of townhouse properties in Vail Village east of Bridge Street. The purpose for the new district is to streamline the town’s development review process and to create incentives for redevelopment while preserving the existing residential character of the neighborhood. Many of the properties were built in the 1960s. The current zoning for the properties, High Density Multiple-Family District, has created numerous challenges for property owners seeking to redevelop their homes due to the current zoning not accommodating townhouse style construction. The proposed changes were developed by the town’s planning division after a similar zone district proposal was withdrawn by Vail Row House owner Christopher Galvin in 2010.–
On May 1 the Vail Town Council approved the first reading of an ordinance to establish the Vail Village Townhouse District. The approval established a gross residential floor area ratio limit of 1.25 and a building height limit of 43 feet. On Aug. 21, the Town Council will review an alternative approach that would allow an unlimited amount of gross residential floor area, a lower building height limit of 38 feet and additional front yard landscaping guidelines in the new zone district.-
At this time, there are no pending applications to rezone any specific properties to the Vail Village Townhouse District. However, future rezoning applications are anticipated if the new zone district is approved by the Vail Town Council. Future rezoning applications may affect multiple townhouse properties including the Vail Townhouses Condominium, Vail Row Houses, Vail Trails Chalets, Vail Trails East Condominiums and the Texas Townhomes. Any rezoning proposals will be reviewed by both the Planning and Environmental Commission and the Vail Town Council and will include opportunities for public comment.
