Vail Daily column: Seeking home for less than a million dollars

Can I buy anything in this area for a million dollars, or less? I came here on vacation and fell in love with Vail and thought I would be willing to spend $1 million of my hard-earned savings to get a place in the village. So far I have found nothing on my online searches that I have done. I am very discouraged and starting to get embarrassed at how naive I am about pricing here. Should I start looking at other ski areas to find something good, but not great?
Dear Erroneously Disappointed,
You are helping my case that you need to find a knowledgeable, helpful Realtor to get you on the right track when you search properties. So many people in today's world, think they can just go to one of the popular websites and learn all they need to know about an area. However, by just looking on the internet, you often miss some of the most important information that only a local professional can know.
Yes, you are right that we have a lot of properties in the valley that are over a million. Of our approximately 826 currently active residential listing, 530 of them are over $1 million. But that means that there are 296 properties currently on the market for under $1 million. Eight of those are in Vail Village, and five in Lionshead Village.
I would guess the reason you did not find these properties in your search is because you put three bedrooms as part of your criteria and the properties in the village less than $1 million are zero to one bedroom. My suggestion is that you find that knowledgeable Realtor and look at all of the properties in our wonderful ski communities before you leave one of the best ski areas in the world to look at the other, possibly lesser, areas. For example, there are 33 properties for sale in Beaver Creek and Bachelor Gulch that are less than $1 million. Arrowhead, another ski and golf community has 7 properties less than $1 million and the areas around Vail have another 17 units for sale for less than that $1 million mark.

I have touched on a few of our many, many wonderful neighborhoods. Yes, I am sympathetic that $1 million seems like a lot of money, but possibly many of the reasons you love the village so much are seen by the rest of the world, too. And maybe all the money spent there has helped grow and enhance the beauty.
