Vail Valley real estate market shows its strength as summer begins

With the arrival of summer in the Vail Valley, data from Land Title Guarantee Company shows that the local real estate market is heating up. Total sales volume in Eagle County in May 2025 was $277,978,658, up from $257,437,244 in April 2025. One hundred and 36 listings closed in May compared to 100 in April.

Top May sales by LIV Sotheby’s International Realty brokers include a gorgeous estate in Mountain Star, which closed for $21,000,000 with Kevin Kuebert of LIV SIR representing the buyer. This spectacular home has over 11,000 square feet with walls of windows showcasing sweeping views of Beaver Creek, Game Creek Bowl, and the Sawatch Range. Standout features include a rock-climbing gym, oxygenated bedrooms, and an outdoor pool.

David McHugh and Heather Losa of LIV SIR represented a slopeside Greystone home in Beaver Creek, which closed for $8,250,000 with Barbara Gardner of LIV SIR representing the buyer. With ski-in, ski-out access, vaulted ceilings, a gourmet kitchen, and private mountainside balcony for the primary suite, this is an idyllic mountain retreat.



Paige Shonk of LIV SIR represented the buyer for a four-bedroom Arrowhead residence that closed for $6,800,000.
