Do you have a home-improvement project on the horizon? Whether you’re looking to renovate a home you’ve just purchased, increase your home’s value or bring more joy to your life, a remodeling contractor will make the process easier, mitigate costly errors and ensure your projects are up to code.

Americans are expected to spend $608 billion on residential remodeling in 2025, according to a report by the Joint Center for Housing Studies at Harvard University. The payoff can be high for homeowners’ enjoyment and a good return on investment. If you’re a homeowner wanting to spruce up your property, the National Association of REALTORS® (NAR) has suggestions to help you find the right contractor.

How do I find a remodeling contractor?

The first question may seem obvious, but it determines where and how to start your search. Seek referrals from friends and professionals. Real estate practitioners who are Realtors® often have a strong network of trusted contractors. You can find other resources through online research. Locally, the Vail Board of REALTORS® (VBR) has an online business directory that includes services like architects, home services and interior design.

Look for someone who has extensive experience with your type of project, is licensed and insured, can provide a contract that details the scope and cost of the work and is professional and easy to communicate with. Interview at least three contractors, gather bids and research the companies.

What questions should I ask a remodeler before signing a contract?

● How long have you been in the business?

● Can you provide a list of references for similar projects you have done?

● Who will work on the project? Are they employees or subcontractors? This question helps you determine whether the same people will come to your house every day or if you’ll have a steady flow of new faces. If you want to feel secure with strangers in your home, hire a contractor who provides a dedicated team for your job and find out who the project manager is for that team.
