Short-term rentals in Wildridge targeted

AVON – Are short-term rentals in Wildridge a nuisance or a property right?Responding to complaints from full-time residents in the subdivision north of Interstate 70, the Avon Town Council is considering a new ordinance that would limit short-term rentals in that part of town. And that has Per Huffeldt worried. The owner of a second home in Wildridge, Huffeldt is especially concerned the new ordinance could limit to six the number of guests he could rent his house to.”It could affect my property values,” he said.The ordinance was first proposed after some residents complained that short-term tenants were creating traffic, trash and noise problems in what’s supposed to be a residential neighborhood.The ordinance would ban “lodges” in Wildridge. It defines a lodge as any unit that holds more than six people for less than a month.”That affects me,” said Huffeldt, who rents out his place once in a while. “I’ve got a six-bedroom home. If there are two people per bedroom, then it’s a problem.”Avon Mayor Ron Wolfe said it’s not the intent of the ordinance to limit home owners’ ability to rent their units. But, he added, the zoning in Wildridge “specifically excludes hotels and lodges.”While resident complaints prompted the town to consider a new ordinance, one council member hasn’t seen the problems in his neighborhood.”The house across from me is rented short-term, and there have been no problems at all,” said Councilman Mac McDevitt, a Wildridge resident. “It only seems to be a problem when you’ve got a lot of people.”Avon council meetings generally aren’t well-attended, and that worries Huffeldt.”The way they’re fast-tracking this bothers me,” he said. “I hope people go to the meeting.”Staff Writer Scott N.
